PURPOSE OF REQUEST:
The purpose of the Final Plat is to create one lot on 4.704 acres to facilitate a residential development.

RECOMMENDATION:
The Development Review Committee (DRC) recommends approval, noting that the lot in its current configuration may not be buildable without significant floodplain remediation. The changes required to make the site buildable may in turn require a future amendment to the plat to depict the changes in the floodplain. The applicant will bear the full expense of the remediation and resurvey of the property based on changes to the floodplain. In addition, before this plat is recorded, the building line will need to be shown.
