Consider a request to approve a site plan to construct and operate a single-story, 7,800 square foot commercial building for office/showroom-warehouse uses.  The vacant 0.513-acre property, generally located southwest corner of East Main Street and S.E. 19th Street; more specifically at 1825 E. Main Street.  The property is zoned Light Industrial (LI) district and is within the Central Business District Corridor, Section 3 (CBD-3) The property resides in City Council District No. 5

PURPOSE OF REQUEST:                     

 

The applicant is seeking site plan approval allowing for the final permitting, construction and operation of a 7,800 square foot office/showroom-warehouse facility.  The 0.513 acre vacant lot is zoned Light Industrial (LI) District and lies with the Central Business District No. 3. Office/showroom-warehouse uses are allowed by right within the LI zoning district; however, new development with CBD-3 requires City Council approval of the site plan.

 

Murco Wall Products has been operating their business in Grand Prairie for over thirty-five (35) years.  Currently, located directly across the street at 114 S.E. 19th Street the present site is outdated and the applicant acquired property at 1825 E. Main Street, demolished an outdated building and is the subject of this redevelopment effort.

                     7,800 sq. ft. office/showroom warehouse (1,860 sf Office & 5,640 sf Warehouse)

                     10 parking spaces (including 1 accessible space).

                     Masonry dumpster enclosure per City Standards.

                     Revised drive approaches per City standards and construct new sidewalks.

 

As proposed, the development complies with the dimensional and setback requirements for the LI district. The primary customer entry will be commercial drive via E. Main Street with employee delivery and pick-up providing for two commercial driveways via S.E. 19th Street.  The exterior elevations will consist of 100% masonry faux (Austin) stone.  The store front entry will consist of a standing seam panel mental canopy.  Two primary overhead doors are shown on the east elevation with a rear (southern) overhead door designed for delivery exists.

 

 Adequate landscaping is provided (5.5 %), which exceeds the minimum 4% requirement.  The site provides for two (2) street trees and one (1) on-site canopy trees, and 34 shrubs.

 

CONFORMANCE WITH COMPREHENSIVE PLAN: 

 

The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan designates this area as appropriate for Mixed Use uses.  The FLUM indicates Light Industrial category.  The proposed use is consistent with the current FLUM designation.

 

RECOMMENDATION:

 

The Development Review Committee recommends approval.
