PURPOSE OF REQUEST:

The applicant is proposing to final plat of Lots 1-7, Block 1, 12.78 acres within the Interstate 20 Overlay District in order to develop a 50,000 square-foot charter school.  The property is located at the intersection of Fish Creek Rd. and S. Belt Line Rd and addressed 1441 E. Fish Creek Rd.  The property is in City Council District 2, represented by Council Jim Swafford.

CONFORMANCE WITH THE COMPREHENSIVE PLAN:

The 2010 Comprehensive Plan’s Future Land Use Map (FLUM) designates this area as Single Family (SF).  While Single Family development primarily includes residential uses, the current request of a zoning change will allow for development of a charter school within the area.  The proposal is currently inconsistent with the FLUM.  Annually the City amends the FLUM to resolve conflicts between zoning and FLUM designations.   If approved, staff will recommend an amendment to the FLUM map of the Comprehensive Plan.

 

PLAT FEATURES:

The site is accessible by S. Belt Line Rd. and Fish Creek Rd.  Mutual access easements will provide access to other properties in the development.  The plat depicts required utility easements and wall maintenance easement.

 

 

REQUESTED APPEALS:

The applicant is not requesting any appeals.

 

 

RECOMMENDATION:

The Development Review Committee (DRC) recommends approval with the conditions contained in the DRC comments.
