SUMMARY:
A request to approve a Preliminary Plat to create two non-residential lots on 9.94 acres. The subject property is zoned Planned Development-294 (PD-294) District for General Retail Uses, within the SH 161 Overlay District, and located on the east side of State Highway 161, south of Ikea Place.

PURPOSE OF REQUEST:
The applicant is proposing to preliminary plat 9.94 acres of undeveloped land in PD-294 and the SH 161 Overlay District. Two non-residential lots are proposed.
CONFORMANCE WITH COMPREHENSIVE PLAN:
The 2010 Comprehensive Plan’s Future Land Use Map (FLUM) designates this area as Mixed Use (MU). Mixed Use development should include a mixture of retail, high density residential, personal service and some limited office uses in a pedestrian oriented development. The proposal is consistent with the Comprehensive Plan.
PLAT FEATURES:
The proposed lots will gain access from a drive on SH 161; a mutual access easement connects the two lots. The preliminary plat depicts the necessary easements. Final Plats and full civil engineering plans are required before any building permits will be issued.
RECOMMENDATION:
The Development Review Committee recommends approval subject to the conditions in the DRC comments (Exhibit - DRC Comments).
