PURPOSE OF REQUEST:

The applicant is proposing to preliminary plat 141.6 acres of undeveloped land in PD-39 and the SH 161 Overlay District.  Two non-residential lots are proposed.

PLAT FEATURES:

The property has frontage on Roy Orr Boulevard, W. Oakdale Road and State Highway 161 Service Road.   Therefore anticipated access to these roadway facilities can occur.  The preliminary plat depicts the initial boundaries for:

                     Lot 1 (54.16 acres)

                     Lot 2 (87.48 acres)

Existing easements are shown along with floodplain and related contour elevations.  In addition, rights-of-way dedication for W. Oakdale Road is shown to accommodate the proposal for the development of Lot 1. Final Plat for Lot 1 is on the current agenda for Planning & Zoning Commission’s consideration.

RECOMMENDATION:

The Development Review Committee recommends approval.
