SUMMARY:

 

This is a request to approve a Residential Replat creating 1 lot out of 1.65 acres. The subject properties are located at the addresses 501 NE 31st Street and 502 MacArthur Boulevard and the location of the Iglesia Evangelica Cristiana Church.

 

PURPOSE OF REQUEST:

 

The purpose of this Residential Replat is to create 1 lot out of the 1.65 acres to facilitate building a bigger Church in the future.

 

ADJACENT LAND USES AND ACCESS:

 

North:                     SF-4, Single Family-Four Residential District

 

East:                     SF-4, Single Family-Four Residential District

 

South:                      SF-4, Single Family-Four Residential District

 

West:                     SF-4, Single Family-Four Residential District

 

PLAT FEATURES:

 

The site has access from MacArthur Boulevard and NE 31st Street. The plat depicts required utility easements and right-of-way dedications. The plat meets all the dimensional and development standards required by the UDC. A 15 foot Utility Easement is being added to the western edge of this plat to bring it in conformance with the other lots in the area. Future development on the property may require a consolidation of the addressing, which is currently split between building addressed along MacArthur and buildings addressed along NE 31st Street.

 

RECOMMENDATION:

 

The Development Review Committee recommends approval of the requested Residential Replat.
