Analysis

PURPOSE OF REQUEST:

 

The purpose of the request is to preliminary plat 15 lots for future commercial development in the SH 161 Corridor.

 

ADJACENT LAND USES AND ACCESS:

 

North -                     Warrior Trail is north of the subject property.  Dubiski Career High School is north of Warrior Trail.

 

South -                      Mayfield Road is south of the subject property.  IKEA is south of Mayfield Road.

 

East -                     First Baptist Church, undeveloped land, and single family homes are east of the subject property.

 

West -                     State Highway 161 is west of the subject property.  Undeveloped property, zoned PD-364, is west of State Highway 161.

 

CONFORMANCE WITH COMPREHENSIVE PLAN:

 

The 2010 Comprehensive Plan’s Future Land Use Map (FLUM) designates the area as Commercial/Retail and Open Space/Drainage.  Appropriate uses include office, service, and retail.  The proposal is consistent with the FLUM.

 

PLAT FEATURES:

 

The site will gain access from Warrior Trail, Mayfield Road, and State Highway 161 (with approval from TxDOT).  Cross access easements will facilitate circulation within the development.  The plat depicts the necessary utility easements and erosion hazard setback.

 

RECOMMENDATION:

 

The Development Review Committee (DRC) recommends approval subject to DRC comments.
