Analysis

 

The proposed subdivision will contain 12 residential lots on 2.18 acres.  Lots 1-11 lot is about 7,000sqft, measuring roughly 40ft wide and 175 in depth.  Lot 12 contains an existing home and, as required by PD-144A, is regulated by SF-2 Standards.  The proposed subdivision is zoned PD-144A. 

 

This final plat is consistent with the preliminary plat approved at the July Planning and Zoning Commission as the “Meadow Park Addition.”  The subdivision name was changed and is now the “Hillstone 1 Addition.” 

 

A fence maintenance easement was placed along the north side of the property, adjacent to Warrior Trail, for the purposes of maintaining the subdivision wall, once it’s constructed.

 

The Engineer has completed the technical revisions as requested by staff.  Other than minor technical revisions and final submittal requirements prior to filing, this plat is recommended for conditional approval by the Commission.

 

This plat is in substantial compliance with the requirements of the Unified Development Code and with the dimensional requirements of PD-144A.

 

RECOMMENDATION

 

The Development Review Committee recommends approval of the Final Plat of the Hillstone 1 Addition.
