Consider a request to approve a replat to subdivide one lot into two residential lots. The 1.01-acre property, located at 1318 Alspaugh Ln., is zoned Planned Development (PD-84) district for single family district 2 (SF-2) uses.

PURPOSE OF REQUEST:

The applicant is proposing to replat 1.01 acres in the Florence Hills No. 1 Subdivision into a two-lot residential subdivision. The subject site is currently zoned PD-84 with SF-2 District uses.

CONFORMANCE WITH COMPREHENSIVE PLAN:

The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows this area as appropriate for Low Density Residential (LDR) uses. The FLUM indicates that zoning districts consistent with the LDR designation are Agriculture (A), Single Family Estate (SF-E), and Single Family 1 - 4 Districts. Appropriate density for this designation, per the FLUM, is 0 - 6 dwelling units per net acre. The subject site is zoned PD-84 with SF-2 district uses and has an average density of approximately 1.98 dwelling units per acre. This proposal is consistent with the LDR FLUM designation.
