Consider a request to approve a preliminary plat to create an three-lot-non-residential subdivision. The 12.21-acre property, zoned Multi-Family-2 (MF-2) District, is located at 2150, 2351, and 2375 N. State Highway 360 (SH 360), is within the State Highway 360 (SH 360) Corridor Overlay District.

PURPOSE OF REQUEST:

The applicant is proposing to plat approximately 12.21 acres into a four-lot non-residential subdivision. The subject site is currently zoned MF-2 and is within the S.H. 360 Corridor Overlay District.

CONFORMANCE WITH COMPREHENSIVE PLAN:

The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows a portion of this area as appropriate for Commercial/Retail/Office (CRO) uses and a portion appropriate for Mixed-Use (MU). A companion case is being considered on this agenda that would rezone approximately 2.141 acres from Multi-Family-2 (MF-2) district to General Retail-1 (GR-1) uses, which is consistent with the CRO FLUM designation.
