PURPOSE OF REQUEST:

 

Lots 110R1 and 110R2, Florence Hill Addition No. 2 (City Council District 6). A replat of Lot 110, Florence Hill Addition No. 2, addressed as 1502 Nadine Lane, for the purpose of creating two 0.5 acre single-family residential lots.

 

ADJACENT LAND USES AND ACCESS:

 

North -                     Single Family Residential, zoned PD-81

 

East - Single Family Residential, zoned PD-84

 

South - Single Family Residential, zoned PD-84

 

West - Single Family Residential, zoned PD-84

 

CONFORMANCE WITH COMPREHENSIVE PLAN:

 

The 2010 Comprehensive Plan’s Future Land Use Map (FLUM) designates this area as Low-Density Residential. As presented, the plat complies with the Comprehensive Plan. Future proposed subdivisions of the property would need to meet a density of 6 units per acre or less to comply with the Comprehensive Plan.

 

PLAT FEATURES:

 

The proposed lots are being created out of lot 110 addressed as 1502 Nadine Lane. The property is zoned PD-84, Planned Development, with an underlying zoning of SF-2, Single Family-Two Residential District. The PD stipulates that all lots to be subdivided shall be 0.5-acres with equal frontages. The proposed properties will have access to Nadine Lane and be strictly residential developments. The plat would establish additional utility easements along the south side of the property, along Nadine Lane.

 

RECOMMENDATION:

Staff recommends approval as presented.
