ANALYSIS AND RECOMMENDATION:
Grand Central Crossing, LLC requests a variance to the requirement that alcohol sales occur at least 300 feet from the property line of a public school. The location, 2860 S Hwy 161, shares a property line with John A. Dubiski Career High School. Notice was sent by mail on July 31st to property owners within 300 feet of the location. Staff reached out to the school by phone but to date has not received a response. No other responses have been submitted to the notices that were sent out.
The attached Location Map shows the approximate location of the restaurant space relative to the school. On August 15, 2017, a variance was granted to allow alcohol sales at the Courtyard by Marriott currently under construction to the immediate north of Dubiski. Based on the effective distance between the school buildings and the proposed restaurant location, staff believes that a sufficient buffer will be maintained between the two locations and has no objection to the variance request.
