SUMMARY:
Amend the 2010 Comprehensive Plan's Future Land Use Map from Mixed Use to Light Industrial. 0.904 acre of land, situated in the John C. Read Survey, Abstract No. 1183, City of Grand Prairie, Dallas County, Texas, and generally located south of E. Rock Island Road and approximately 1,200 west of N. Belt Line Road.
PURPOSE OF REQUEST:
The purpose of the request is to amend the Future Land Use Map (FLUM) from Mixed Uses to Light Industrial to accomodate a proposed zoning change on the property in Exhibit A from Commercial to a PD with Trailer Parking use.
ANALYSIS:
The property is located along E. Rock Island Road; this roadway is Grand Prairie’s city limit boundary with the City of Irving. The entire roadway is in Grand Prairie. The northern boundary is also a regional transit rail line (Trinity Railway Express) serving the Dallas/Ft. Worth area.
Properties along E. Rock Island Road are generally heavy Commercial uses such as contractor shops
RECOMMENDATION:
Staff recommends that the Planning and Zoning Commission not amend the FLUM designation.
The Planning and Zoning Commission recommended not to amend the FLUM by vote of 8-0.
