Analysis

This item was presented to Council Development Committee on November 19th. At that time, the applicant (Kalterra) proposed a horizontal mixed use development with retail, office, hotel, multi-family, and townhomes on 56 acres on the west side of 161 north of Forum Dr. The applicant has since made a formal submittal to the Development Review Committee (DRC). DRC reviewed the proposal at its February 7th meeting and responded with the attached comments, recommending that the applicant pursue a more walkable urban design theme. These comments were in keeping with CCDC recommendations to limit the number of drive-thru restaurants and integrate the residential and commercial uses more harmoniously.

 

The applicant has submitted revisions in response to DRC comments.  The changes include moving the townhome amenity zone to align with the center drive, revising the retail orientation to face the main drive, and showing a more pedestrian-friendly streetscape between Zone A and Zone B.  The applicant has also submitted exhibits that illustrate the character of the development, usable open space, pedestrian connectivity, internal roads, and design theme.
