SUMMARY:
Consider a request to approve a Replat creating a three (3) lot industrial subdivision on 8.895 acres. The property, addressed as 2801 E. Main, is located south of E. Main and east of SE. 27th Street. The property is zoned Light Industrial (LI) District and is located within the Central Business District No. 4. Owner/applicant Patrick Lawler, Lawler Enterprises LTD.
COMMENTS:
Following the Development Review Committee meeting the applicant decided to reduce the number of proposed lots from three (3) lots to two (2) lots. The resulting replat will creates two (2) industrial lots on 8.395 acres. The property is being platted in conformance with the dimensional and other standards of the underlying zoning districts.
The Engineer has completed the technical revisions as requested by staff. Other than minor technical revisions and final submittal requirements prior to filing, this plat is recommended for conditional approval by the Commission.
Conditional approval of this plat by the Planning & Zoning Commission shall constitute approval subject to conformity with the prescribed conditions, but shall constitute disapproval until such conditions are met.
With the exception of the items listed as conditions of approval, this plat is in substantial compliance with the requirements of the Unified Development Code.
