Analysis

SUMMARY:

Consider approval of a Final Plat establishing two (2) non-residential lots on 3.526 acres situated in the John W. Kirk Survey, Abstract No. 726, Dallas County, Texas.  The property is zoned Light Industrial District (LI) and within the Central Business Corridor Overlay, Section 3 is generally located southeast of E. Main Street and S.E. 16th Street.                     

 

COMMENTS:

This Final Plat creates two (2) commercial lots on 3.526 acres. The property is being platted in conformance with the dimensional and other standards of the Light Industrial (LI) District.

 

Direct access to Lot 1 is provided along E. Main Street and access and frontage for Lot 2 is provided via S.E. 16th Street.  As required per Engineering Department, the plat dedicates 10’ rights-of-way along E. Main Street and 5’ dedication along the southern end of S.E. 16th Street.

 

This plat is in substantial compliance with the requirements of the Unified Development Code.

 

RECOMMENDATION:

 

The Development Review Committee recommends approval.
