SUMMARY:

 

This is a request to approve a Residential Replat creating 2 lots out of 0.42 acres. The subject property is located at the address 738 NE 29th Street.

 

PURPOSE OF REQUEST:

 

The purpose of this Residential Replat is to create 2 lots out of the 0.42 acres to facilitate building an additional residential house.

HISTORY:

 

                     The plat was previously recorded with Dallas County as Burbank Gardens in 1952. The lot directly to the east of this replat was divided with similar dimensions previously. The Zoning Board of Adjustments and Appeals approved a variance to the lot depth minimum on January 23, 2019.

 

PLAT FEATURES:

 

The newly created lot will have access from Johnson Street. The plat depicts required utility easements and right-of-way dedications. The plat meets all the dimensional and development standards required by the UDC.

 

RECOMMENDATION:

 

The Development Review Committee recommends approval of the requested Residential Replat.
