SUMMARY:
Consider a request for a Final Plat creating three (3) lots on 8.016 acres. The subject property, zoned PD-114A and within the S.H. 360 Corridor Overlay, is generally located east of S.H. 360 and south of Equestrian Lane.
COMMENTS:
This Final Plat creates three (3) commercial lots with a variable width detention easement (located on Lot 3) on 8.016 acres. The property is being platted in conformance with the dimensional and other standards of the PD-114A and in conformance with the provisions of the previously approved Specific Use Permits and Site Plans (SU140501 S140504 Golden Chick) (SU140502 S140506 Self Storage)
The Engineer has completed the technical revisions as requested by staff. Other than minor technical revisions and final submittal requirements prior to filing, this plat is recommended for conditional approval by the Commission.
Conditional approval of this plat by the Planning & Zoning Commission shall constitute approval subject to conformity with the prescribed conditions, but shall constitute disapproval until such conditions are met.
With the exception of the items listed as conditions of approval, this plat is in substantial compliance with the requirements of the Unified Development Code.
RECOMMENDATION
The Development Review Committee recommends approval of the Equestrian Crossing Final Plat, subject to and in conformance with the following conditions and informational comments.
