SUMMARY:

 

A request to approve a Replat creating 1 non-residential lot on 0.344 acres.  The subject property is located northwest of the intersection of Dalworth Street and Nelson Street, and addressed as 9 & 10 Nelson Street.

 

PURPOSE OF REQUEST:

 

The purpose of the Replat is to create 1 lot out of 0.344 acres to facilitate a commercial development.

 

ADJACENT LAND USES AND ACCESS:

 

North:                     To the north of the property is zoned SF-4, Single Family Four Residential, and the location of a subdivision.

 

East:                     To the east is zoned GR, General Retail District and the location of a residential house.

 

South:                      To the south of the property across Dalworth Street is zoned GR, General Retail, and the location of a residential subdivision.

 

West:                     To the west of the property is zoned GR, General Retail, and the location of a vacant lot.

 

PLAT FEATURES:

 

The site has access from Dalworth Street. Mutual access easements will provide access to adjacent undeveloped properties.  The plat depicts required utility easements and right-of-way dedications.

 

RECOMMENDATION:

 

Staff recommends approval.
