Being 11.997 acres out of the Frederick Dohme Survey, Abstract NO. 395, City of Grand Prairie, Dallas County, Texas zoned PD-382 within the IH 20 and Hwy 161 Corridors, located at the southwest corner of South Forum Drive and Hwy 161.
PURPOSE OF REQUEST:
The purpose of the plat is to create one lot out of a large tract of land to accommodate multi-family uses.

PLAT FEATURES:
The lot will be accessible from South Forum Drive and has two access easements between the east and west side property lines. The plat depicts the necessary utility easements. The plat meets density and dimensional requirements in the UDC. In adition, there is an offsite drainage easement and offsite drainage must be shown on the plat before recording, as well as a easment to allow traffic to access the site from neighboring properties.
RECOMMENDATION:
The Development Review Committee (DRC) recommends approval.
