Consider a request to approve a final plat to create a residential subdivision consisting of one hundred-eighty-eight (188) single family residential lots and four open space lots. The 52.346-acre property is located in the City of Grand Prairie’s extra-territorial jurisdiction; generally north of W. Prairie Ridge Boulevard and south of Lakeview Drive.
COMMENTS:
The Final Plat consists of one hundred eighty-eight (188) single family detached residential lots and four (4) open space common area lots on 52.346 acres. The property is not zoned and is located in the City of Grand Prairie’s extraterritorial jurisdiction (ETJ). The property is generally located south of Lakeview Drive and north-south of W. Prairie Ridge Boulevard’s extension.
Prairie Ridge’s planned development concept encompasses several hundred acres and extends into multiple jurisdictions. Created in the mid-1990s and stalled as a result of the housing recession of 2008, it has since regained momentum. The accommodating Developer’s Agreement & Service Plan regulating density, utilities and other features has been updated to accommodate more recent improvements and conditions.
