SUMMARY:

Consider a request to approve a replat to combine two platted residential lots into one residential lot. The 1.25-acre property, located at 1112 and 1116 Prosperity Ct., is zoned Planned Development 258 (PD-258) district for low density residential uses.

PURPOSE OF REQUEST:

The applicant is proposing to replat two lots totaling 1.25 acres into one single family residential lot. The subject site is currently zoned PD-258 for low density residential uses.

CONFORMANCE WITH COMPREHENSIVE PLAN:

The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows this area as appropriate for Low Density Residential (LDR) uses. The 2010 Comprehensive Plan specifies appropriate density in the LDR classification is 0 - 6 dwelling units per net acre. The proposed replat will reduce the overall density because it is combining two lots into one. The proposal is consistent with the FLUM.
