SUMMARY:
Preliminary Plat for 167 single-family residential lots and 7 open space lots on 68 acres out of the JOS Stewart Survey, Abstract No. E961, in the City of Grand Prairie ETJ, Ellis County, Texas, Approximately 1 mile southwest of US Hwy 287, south of Lakeview Drive, southeast of Cypress Road.
PLAT FEATURES:
Per the adopted Developer Agreement governing the Prairie Ridge development, Phase 2 consistis of 59 PR-SF2 lots (minimum 60’ width) and 108 PR-SF3 lots (minimum 53’ width). The plat also depicts 120 feet of right of way to accommodate the expansion of Prairie Ridge Boulevard and seven common/open space lots.
Drainage will be handled by underground storm sewer piped into a storm main constructed with Prairie Ridge, Phase 1. Water will be supplied by a newly-constructed 20” main and sewer will be handled by an 18” main, both running parallel with Prairie Ridge Boulevard. Prairie Ridge Boulevard and Lakeview Road will provide access to the homes from U.S. 287.
The developer has provided a chart showing that future phases of Prairie Ridge will accomdate the minimum required PR-SF2 and PR-SF3 (minimum 80’ lots).
RECOMMENDATION:
The Development Review Committee recommends approval.
