SUMMARY:
Consider a request to divide Lot 1, Block 2, of the Wildlife Commerce Park Addition into two non-residential lots. The 47.38-acre property, located at 715 Commerce Park Drive, is zoned Planned Development-217C (PD-217C) District.

PURPOSE OF REQUEST:

The applicant is proposing to replat 47.38 undeveloped acres in PD-217C and partially in the Beltline Corridor Overlay District to allow light industrial, commercial, retail, and entertainment uses. The applicant is proposing a two-lot non-residential subdivision.

CONFORMANCE WITH COMPREHENSIVE PLAN:

The property is designated as Mixed Use (MU) on the Future Land Use Map (FLUM). The FLUM identifies development in this category should include residential, personal service and some limited office uses in a pedestrian oriented development. The proposal is part of a larger development proposed for a mixture of uses and an integrated trail system; the overall development is consistent with the FLUM.
