Analysis

SUMMARY:
Consider a request to approve a Final Plat creating one (1) non-residential lot on 15.02 acres. The subject property, zoned Light Industrial (LI) District, is generally located west of Roy Orr Blvd. and south of Trinity Blvd.

COMMENTS:

This Final Plat creates one (1) industrial lot 15.02 acres. The property is being platted in conformance with the dimensional and other standards of the Light Industrial (LI) District as stipulated within the Unified Development Code. A portion of the subject property is within the Corporate Limits of the City of Fort Worth. As part of concurrent boundary line adjustment/annexation application and review, the City of Grand Prairie is processing a boundary change with the City of Fort Worth that results in 4.66 acres of the subject property being added to the Corporate Limits of the City of Grand Prairie. Subject to Council approval of said boundary line adjustment/annexation, the city is also processing a concurrent zone change application to establish Light Industrial (LI) District as the initial zone district classification of the 4.66 acres being added to the Corporate Limits of the City of Grand Prairie.

The Engineer has completed the technical revisions as requested by staff. Other than minor technical revisions and final submittal requirements prior to filing, this plat is recommended for conditional approval by the Commission.
