Analysis

PURPOSE OF REQUEST:

 

The purpose of the request is to preliminary plat 10 lots to facilitate future commercial development in the SH 161 Corridor.

 

ADJACENT LAND USES AND ACCESS:

 

North -                     Warrior Trail is north of the subject property.  Undeveloped land and The Summit are north of Warrior Trail.

 

South -                      Mayfield Road is south of the subject property.  A pad site and undeveloped land are south of Mayfield Road.

 

East -                     State Highway 161 is east of the subject property.  Undeveloped land, zoned PD-364, is east of State Highway 161.

 

West -                     Single family homes, a church, and school are west of the subject property.

 

CONFORMANCE WITH COMPREHENSIVE PLAN:

 

The 2010 Comprehensive Plan’s Future Land Use Map (FLUM) designates this area as Mixed Use.  Mixed Use development includes residential, personal service, and some limited office uses in a pedestrian oriented development.  The proposal is consistent with the FLUM.

 

PLAT FEATURES:

 

The site will be accessible by Mayfield Road, Warrior Trail, and State Highway 161 (with TxDOT approval).  Esplanade, a private street, will extend from Warrior Trail, through the development, to Mayfield Road.  The plat depicts the necessary utility easements, access easements, and erosion hazard setback.

 

RECOMMENDATION:

 

The Development Review Committee (DRC) recommends approval subject to DRC comments.
