Analysis
On December 13, 2016 the City Council awarded the Construction Manager at Risk (CMAR) contract to Modern Contractors for pre-construction services in the amount of $1,000. This award provided for CMAR services including development of project estimates, preliminary construction schedules, value engineering proposals and constructability review during the Design Phase.
The current Change Order/Amendment No. 7 in the amount of $28,953.39 is divided as follows:
1. $4,365 for extension of spiral ductwork vs. standard ductwork due to designation clarification
2. $8,337 for ductwork extension into restrooms to provide air-conditioned space
3. $2,835 for natural gas piping required to connect to replacement roof top mechanical units
4. $9,668 for site grading changes required to coordinate with phase two work removed
5. $1,039 for demolition in room 110 due to unforeseen condition previously hidden
6. $6,204 for wood furring required at service bay overhead doors to coordinate with wall insulation thickness and door track/motor positioning
7. $5,262 for added energy code requirements per inspection review
8. $407 for grouting of existing door frame where necessary reinforcement was missing
9. $850 for GFCI receptacles (waterproof vs. water-resistant) in shop area per electrical inspector review and code requirement
