Consider a request to approve a Replat combining two residential lots into one residential lot on 0.43 acres. The subject property is zoned Single Family-Four (SF-4) District and located at 1517 and 1521 Hardy Road.

PURPOSE OF REQUEST:

The applicant is proposing to replat two lots totaling 0.43 acres into one single family residential lot. The subject site is currently zoned Single Family-Four (SF-4) District for low density residential uses. The initial replat proposed to combine three lots into one lot; however the replat was revised to only include two of the lots.

CONFORMANCE WITH COMPREHENSIVE PLAN:

The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows this area as appropriate for Low Density Residential (LDR) uses. The 2010 Comprehensive Plan specifies appropriate density in the LDR classification is 0 - 6 dwelling units per net acre. The proposed replat combines 0.43 acres into a single lot and does not appreciably affect the low density in the area. The proposal is consistent with the FLUM.
