Analysis
SUMMARY:

Consider approval of a Final Plat creating one (1) non-residential lot on 1.34 acres situated in the M. Hunt Survey, Abstract No. 757, Tarrant County, Texas. The property is zoned Planned Development 45 District (PD 45) and within the I.H. 20 Corridor Overlay, is generally located southwest of S. Great Southwest Parkway and Bardin Road.

COMMENTS:

This Final Plat creates one (1) commercial lot on 1.34 acres. The property is being platted in conformance with the dimensional and other standards of the Commercial (C) District as stipulated within PD-45. The property lies within the I-20 Corridor Overlay District and shall conform with those standards as well.

The Engineer has completed the technical revisions as requested by staff. Other than minor technical revisions currently under review and final submittal requirements prior to filing, this plat is recommended for conditional approval by the Commission.

Conditional approval of this plat by the Planning & Zoning Commission shall constitute approval subject to conformity with the prescribed conditions, but shall constitute disapproval until such conditions are met.

With the exception of the items listed as conditions of approval, this plat is in substantial compliance with the requirements of the Unified Development Code.
