Preliminary Plat for Scanio Fallas to create a 25-lot residential subdivision on 6.59 acres. Tract 4, Caroline M. Adams Survey, Abstract 38 and Lot 1A, Block 1, Paris Addition, City of Grand Prairie, Tarrant County, Texas, zoned PD-363, and located at 1210 E. Seeton Road.
PURPOSE OF REQUEST:
The applicant intends to develop a subdivision with 25 single family lots on 6.59 acres. The purpose of the preliminary plat review process is to determine if the proposed development can be adequately served by the time of final platting.
ADJACENT LAND USES AND ACCESS:
North: Spring Creek Mobile Home Park, zoned PD-197.

South: Single family residential uses, zoned SF-1 and PD-336.

East: Seeton Road and single family residential uses, zoned Agriculture (A) District.

West: Single family residential uses, zoned PD-336.
CONFORMANCE WITH COMPREHENSIVE PLAN:
The 2010 Comprehensive Plan’s Future Land Use Map (FLUM) designates this area as Low Density Residential (LDR). The 2010 Comprehensive Plan specifies appropriate density in the LDR classification is 0 - 6 dwelling units per net acre. The proposed density is consistent with the FLUM Low Density Residential land use designation.
