SUMMARY:

 

A request to approve a Final Plat creating 1 non-residential lot on 2.56 acres.  The subject property is generally located on the east side of S. Carrier Parkway, approximately 500-feet south of Desco Lane, and addressed as 820 S. Carrier Parkway. The property is also located within the SH 161 Overlay District.

 

PURPOSE OF REQUEST:

 

The purpose of the Final Plat is to create 1 lot on 2.56 acres to facilitate commercial development in the SH 161 Corridor.

 

ADJACENT LAND USES AND ACCESS:

 

North:                     To the north of the property is the location of a United States Postal Service, zoned as PD-12.

 

East:                     To the east across Carrier Parkway is zoned SF-4, and the location of a residential subdivision.

 

South:                      To the south of the property is the location of a vacant lot, zoned PD-12

 

West:                     To the west of the property is the location of Curtiss Wright Village Senior Community, zoned PD-175.

 

PLAT FEATURES:

 

The site will gain access from Carrier Parkway. Mutual access easements will provide access to adjacent undeveloped properties.  The plat depicts required utility easements and right-of-way dedications.

 

RECOMMENDATION:

 

Staff recommends approval.
