SUMMARY:

 

Final Plat for Epic East Towne Crossing, Lots 9-11, Block A on 7.874 acres.  The subject property is located east of State Highway 161 between Warrior Trail and Mayfield Road, zoned Planned Development-364 (PD-364) District, and within the SH 161 Overlay District.

 

PURPOSE OF REQUEST:

 

The purpose of the Final Plat is to create 3 lots on 7.874 acres to facilitate commercial development in the SH 161 Corridor.

 

ADJACENT LAND USES AND ACCESS:

 

North:                     Warrior Trail and Dubiski Career High School.

 

South:                     Kirby Creek and undeveloped land (Epic East Towne Crossing, Lots 1-8) zoned PD-364 for commercial and multi-family uses.

 

East:                     Single family residential and undeveloped land zoned PD-91 for multi-family residential use.

 

West:                     SH 161 and undeveloped land (Epic West Towne Crossing) zoned PD-364 for commercial and multi-family uses.

 

PLAT FEATURES:

 

Lots will be accessible by the SH 161 frontage road and Warrior Trail.  An access easement will provide cross access and facilitate circulation throughout the development.  The plat depicts the necessary utility, access, and pedestrian easements.  The plat meets the standards in PD-364 and the UDC.

 

RECOMMENDATION:

 

DRC recommends approval.
