SUMMARY:

Consideration of a request for the approval of a Zoning Change from Single Family One (SF-1) District to a Planned Development (PD) District for all uses allowed in the Light Industrial (LI) District located on 1.091 acres. The subject property is generally located west of N. State Highway 161 and south of W. Rock Island Road and is located in the State Highway 161 (SH-161) Overlay District.

ADJACENT LAND USES AND ACCESS:

North - To the north is part of a 1.54 acre tract, zoned Single Family-One (SF-1) District. Farther north is a 10.23 acre tract of land zoned Planned Development 260 (PD-260) District for all uses allowed in the Light Industrial (LI) District. All surrounding properties are within the State Highway 161 (SH-161) Overlay District.

South - To the south is Parker Road, designated as a collector, 2-lane undivided (C2U) on the City’s Master Transportation Plan (MTP). On the other side of the road is vacant land and Billingsley Precision Machining, zoned Light Industrial (LI) District.
