Analysis
On May 3, 2016 a professional services contract in the amount of $132,250 was awarded by City Council (16-5586) for the architectural/development design of FnG Eats Grand Prairie to repurpose old fire station No. 1 on Main Street. GHA provided conceptual design drawings for the RFP process for a Construction Manager at Risk. GHA was recommended based on the firm’s extensive experience with the unique requirements associated with restaurant development from local, single-unit concepts to national, multi-unit concepts.
Change Order/Amendment No. 1 was approved by the City on October 18, 2016 in the additional amount of $10,500 for Phase I Site/Design. This included preliminary site plan adjustments along Main Street, project management/coordination between all stakeholders, and Civil/Landscape/Architect documentation for the new TxDOT driveway and ROW improvements (curb, sidewalk, landscape area changes not being addressed by other City Department improvements).
The current Change Order/Amendment No. 2 allows for additional services for exterior signage design development ($3,500), Phase III limited construction administration services consisting of architectural , MEP, structural, and civil engineering, and all corresponding site visits during the construction ($48,700) and reimbursables at cost plus 10% not to exceed ($1,200) for a total requested contract increase of $53,400.
Total revised contract if approved will be $196,150 with a revised expiration date of 12/31/2017.
Financial Consideration
Funding in the amount of $53,400 is available in the FY 2016/2017 Capital and Lending Reserve Fund (402690).
