The purpose of the text amendment is to alter the minimum development standards within the LI-LS district related to head-in parking, driveway throat width, direct street access to service bay doors and dumpster enclosures. Analysis
At the direction of the City Council Development Committee, staff prepared the attached text amendment ordinance reduces the minimum development standards within the Light Industrial - Limited Services (LI-LS) zone district allowing for head-in parking, increased driveway throat width, direct street access to service by doors, and the elimination of the requirement for dumpster enclosures provided that the dumpster is on wheels and able to be rolled inside a building or otherwise moved so as to be screened from the view behind a fence or building. This zoning district is a relatively small area encompassing approximately five blocks located along Young Street and Airport Street, all east of E. 19th Street and north of E. Pacific Avenue. The purpose of the text amendment is to encourage redevelopment of the area by provided property owners with a set of reduced development standards that have been difficult to achieve in the past due to small lots and other site constraints.
