City Staff is seeking authorization to begin necessary work in soliciting goods & services required for renovations to the Historic Organization Building*.
The city-owned Historic Organization Building, 1516 W. Main St., is in need of a new roof, asbestos abatement and subsequent repairs and renovations. The 2017/2018 Municipal Facilities Capital Projects Fund has up to $500,000 budgeted for the work. Work would include: new roof; asbestos abatement; ADA compliance; and replace walls, insulation, flooring, ceiling, lighting with LED fixtures, electrical, plumping, HVAC ductwork and some exterior repairs.
Cost Estimates:
1a. Replace roof using 30-year roof (City contractor) $95,000
1b. Replace roof using 10-year roof (go out to bid) $30,000
2. Asbestos Abatement using City contractor $20,000
3. Renovations needed after abatement using City contractor: $204,500
walls, flooring, ceiling, electrical, plumbing, __________
insulation, lighting, ductwork, refurbish kitchen $254,500 - $319,500
4. ADA compliance on parking, entry and bathroom No cost estimates yet

As a factor to influence Council's decision on this subject, the Historic Organization has agreed to enter into a ten year lease at $1 a year, to forego asking for Hotel Motel money for ten years as a way to have a financial stake in renovation, and to cover the costs of maintenance of the building after the renovations are complete for ten years.
