PURPOSE OF REQUEST:

The applicant is proposing a final plat for approximately 59.11 acres in PD-39 into a 3-lot non-residential subdivision; two non-residential lots and one non-buildable “X” lot. The subject site is currently zoned PD-39 for retail, office, service, light industrial, special amusement, and special entertainment uses.

CONFORMANCE WITH COMPREHENSIVE PLAN:

The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows this area as appropriate for Mixed Use (MU) and Open Space and Recreational (OS/R) uses. The zoning ordinance governing the subject site designates this area for retail, office, service, light industrial, special amusement, and special entertainment uses.
