The 10.00-acre property, zoned Planned Development-273A (PD-273A) District for General Retail and Commercial uses, located at 951 and 1001 Arkansas Lane, is within the State Highway-161 (SH-161) Corridor Overlay District.

PURPOSE OF REQUEST:

The applicant is proposing to preliminary plat 10.00 undeveloped acres in PD-273A and SH-161 Overlay Districts to allow a commercial/retail development. The applicant is proposing a four-lot non-residential subdivision.

CONFORMANCE WITH COMPREHENSIVE PLAN:

The property is designated as Commercial/Retail/Office (CRO) on the Future Land Use Map (FLUM). The FLUM indicates Commercial/Retail/Office category should include office, neighborhood services, and general retail, commercial, and Planned Development districts with one or more of these uses. The proposed use is consistent with the FLUM designation.
