SUMMARY:

Consider a request to approve a Site Plan authorizing the construction of an 8,050 square foot retail store on 1.52 acres. The subject property is currently zoned Single Family-Two (SF-2) District. A request to rezone the property to a Planned Development for General Retail uses is under concurrent review.

ADJACENT LAND USES:

North - The subject site is part of a 4.51-acre parcel. The balance of the property is north of the subject site; it is undeveloped and currently zoned Single Family-Two (SF-2) District. Property north of Marshall Drive is zoned General Retail (GR) District and undeveloped.

South - Properties to the south are zoned Single Family-Two (SF-2) District with non-conforming commercial uses. One of the properties is included in the request to be rezoned to a Planned Development for General Retail uses.

East - A single family residence is located to the east; this property is zoned Single Family-Two (SF-2) District.

West - Properties to the west are zoned Multi-Family One (MF-1) District. Two houses are located on these parcels.
