Lot 1R, Block B, Prairie Mead Addition (City Council District 3).  A replat of a portion of Lots 1 & 2, Block B, Prairie Mead Addition, City of Grand Prairie, Dallas County, Texas. The property is zoned SF-4, Single Family Dwelling District and addressed as 2325 Aggie Drive. 

 

ADJACENT LAND USES AND ACCESS:

North -                     Residential Subdivision, zones SF-4, Single Family-Four Dwelling District

 

East -                     Residential Subdivision, zones SF-4, Single Family-Four Dwelling District

 

South - Residential Subdivision, zones SF-4, Single Family-Four Dwelling District

 

West -                     Residential Subdivision, zones SF-4, Single Family-Four Dwelling District

 

CONFORMANCE WITH COMPREHENSIVE PLAN:

 

The 2010 Comprehensive Plan’s Future Land Use Map (FLUM) designates this area as Low-Density Residential. As presented, the plat complies with the Comprehensive Plan. Future proposed subdivisions of the property would need to meet a density of 6 units per acre or less to comply with the Comprehensive Plan.

 

PLAT FEATURES:

 

The proposed lot is being created out of lots 1& 2, addressed as 2325 Aggie Drive. The proposed property will have access to Aggie Drive and be strictly a residential development.

 

RECOMMENDATION:

Staff recommends approval as presented.
