PURPOSE OF REQUEST:

The applicant is proposing to replat 1.254 acres in the Burbank Gardens Subdivision into a three-lot residential subdivision. The subject site is currently zoned Single Family-Four (SF-4) Residential District.

CONFORMANCE WITH COMPREHENSIVE PLAN:

The Future Land Use Map (FLUM) of the 2010 Comprehensive Plan shows this area as appropriate for Low Density Residential (LDR) uses. The FLUM indicates that zoning districts consistent with the LDR designation are Agriculture (A), Single Family Estate (SF-E), and Single Family 1 - 4 Districts. The FLUM designates the appropriate density for LDR as 0 - 6 dwelling units per net acre. The subject site is zoned SF-4 and has an average density of approximately 3.94 dwelling units per acre. This proposal is consistent with the LDR FLUM designation.
