Analysis
Our Tourist Center’s 6,500-square-foot clay tile roof is leaking, causing damage to the interior walls and floors. The roof is 18 years old, the building having opened in February 1998. We’ve had damaged and missing tiles replaced in the past several years, but the clay colors do not match and we are looking patchy. The tiles have begun sliding off the roof, and have caused damage to cars parked below.

Rather than replace the clay tile roof with clay tile, we prefer a more durable option of metal, which would blend better than shingle with the distinctive southwest architecture of the building. The roof is complicated with 19 facets, a 5/12 pitch, 292 feet of ridges and hips, 101 feet of valleys, 32 feet of rakes and 296 feet of eaves. The new roof includes perimeter and penetration flashings with a 30-year watertight warranty.

Garland Industries/Design Build Solutions, which is on a state cooperative buying contract through US Communities, analyzed, specified and bid roof replacement in conjunction with our Facilities Services Division.

The low-bid for a new roof includes a new framing system to be retrofit over the existing roof is $124,971 plus $6,250 (5%) contingency (total $131,221) with Garland Industries.

Financial Consideration
Funding for the Contract with Garland/DBS Inc. to replace the roof at Tourist Center in the amount of $124,971 plus a $6,250 (5%) contingency, for a total amount of $131,221, is available in the FY 2015/2016 HTMT Building Fund by combining money City Council approved in the current HTMT Building Fund budget for:
