The subject property is zoned Light Industrial-Limited Standards (LI-LS) District. The property is located in Central Business District No. 3 Overlay District. The owner is Wells Enterprise, the agent is Michael Stanley, and the applicant is Edwin Cifuentes

ADJACENT LAND USES AND ACCESS:

North - Property to the north is zoned Light Industrial (LI) District and is partially developed with .

South - Immediately to the south is Pacific Street right-of-way which is developed as a two lane undivided street.
