Analysis
The City has been approached by a Developer (ITex Group) with the intent to file an application with the Texas Department of Housing and Community Affairs (TDHCA). As part of that application, a "Support Resolution" from the City Council is required to submit the application.
ITex would like to meet with the Development Committee to determine if there is support for a "Support Resolution". In order to meet the TDHCA application deadline, the resolution would need to be part of their application. The application deadline to TDHCA is March 1, 2017.
The applicant is proposing a multi-family project that would have a mixed use component containing approximately 252 units and 6,000 square feet of retail on the first floor of one of the buildings. A portion of the multi-family units would be affordable. The current proposal would allow 60% of the units to be market rate and 40% of the units would be affordable. This proposal also includes approximately 5,000 Square Feet of Retail.
The applicant will be present at the meeting with a full presentation of the proposal. Attached is a full presentation of the proposed project.
